Fee for changing mortgage conditions or security

Over the term of your mortgage, it will be possible to ask your bank to change some of the conditions initially agreed, which is known as novation. This involves the bank having to take steps to amend the contract and analyse the risks that this amending may entail. For these reasons, this fee may be charged.

What requirements must be met in order to charge the fee?

  • The fees charged by banks are unrestricted, except in cases where they are limited by law.
  • The fee for changing conditions tends to be agreed in advance. It may be a fixed amount, a percentage of the outstanding amount of the transaction or, if there is an increase in the amount or risk of the transaction, it may be linked to this additional amount.
  • In the event of a novation of the maturity date, the fee is limited by law and may not exceed 0.1% of the outstanding capital.
