Before you ask for a mortgage

12/06/2025

The mortgage loan is one of the most important financial decisions we make in our life and it is normal that, when hiring it, doubts assail us. In which bank do I ask for the mortgage? Fixed or variable rate? What fee will I pay? What documentation do I need?

In the first videoAbre en ventana nueva of our mortgage series, our head influencer, eliBÁN, explained these issues to us. We see them in more detail:

  • Consult the advertising of the websites of the entities to compare the conditions of the different offers (interest rate, commissions, possible bonuses ...) and take account with our quota simulators and APR, which will be of great help to you.
  • Know the information that the entity must give you:
    • Pre-contractual disclosure document, which is the form established under transparency regulations for the bank to provide, free of charge, general but detailed information on the mortgages it offers.
    • ESIS (European Standardised Information Sheet), which is the binding offer and the standardised warning sheet, in which the most relevant clauses or elements of the loan are reported.
  • Know that the entity will consult your risk report (CCR) to check your bank debts.
  • Make and pay an appraisal of the home that you are going to mortgage and that will serve the entity to estimate the amount that it can lend you.
